The planning pursues the intention of creating an efficient commercial area close to the city of Jena, conveniently located and integrated into the landscape. The nearby motorway access is particularly advantageous for interested parties. The target group of the settlement are commercial enterprises of all kinds, business, office and administration buildings, as well as warehouses. Accordingly, the development plan designates areas that can be built on as large as possible in order to ensure a flexibly manageable parcelling for individual investors.

The commercial area is fully developed and built on (June 2014).
