Focal points of the redevelopment:

  • Preservation and comprehensive redevelopment of the historic building fabric in the old town centre
  • Restoration, modernisation and careful addition of new buildings in the historical context
  • Creation and redesign of public streets, squares and open spaces
  • Elimination of urban structural deficiencies and grievances, such as gaps between buildings and brownfield sites
  • Strengthening the inner city as a residential location and improving the residential environment, e.g. by creating open spaces close to homes
  • Preservation and development of the listed Volkspark Oberaue with the sub-areas "Paradies", "Rasenmühleninsel" and "Landfeste" as inner-city recreational areas
  • Improvement of the experience of the Saale
  • Expansion and improvement of the footpath and cycle network

In order to specify the redevelopment goals, a framework plan was drawn up for the redevelopment area "Model Project of Urban Renewal Jena" (resolution 13.01.1993). Thetherein objectives and urban planningurban planning framework conditions form then the basis for the granting of of of redevelopment permits in accordance with § 144 of the German Building Code (BauGB). Since 1991 the redevelopment area has been in a support programme.

  • Support programme: Urbanistic preservation of historical monuments

The "Damenviertel" is a closed, almost intact preserved Wilhelminian style area, which is protected as a monument ensemble according to § 2 (2) ThürDSchG.

Main focus of the redevelopment:

  • Restoration and modernisation of the Gründerzeit buildings
  • Upgrading of the private and public residential environment
  • Reduction of traffic
  • Reorganisation of the stationary traffic
  • Renewal of streets and open spaces as well as technical infrastructure

  • Area size: 15.7 ha
  • Resolution: 05.04.2017
  • Support programme: Urban redevelopment upgrading

The western inner city is characterised by Gründerzeit residential quarters, cultural institutions such as the Volkshaus and the Optical Museum as well as the location "Bachstraße" of the University Hospital Jena. In recent years, clinical uses have been bundled at the main location in Jena-Lobeda, so that several buildings and areas have lost their original function. In order to avoid vacancies in the long term, the city of Jena would therefore like to create the conditions for a speedy conversion and urban development of the sub-area.

Focal points of the redevelopment:

  • Preservation, renewal and development of the existing building structure
  • Preservation and development of residential use
  • urban redevelopment and re-use (conversion) of the "Bachstraße" sub-area (clinic)
  • Renewal of public streets, paths and squares,
  • improvement of the quality of stay in the public space, the residential environment and the private open spaces
  • Opening up of the "Bachstraße" (clinic) sub-area to the surrounding urban space

A framework plan to specify the redevelopment goals and individual projects for the redevelopment area is currently in progress.

  • Area size: 36.3 ha
  • Statutory resolution: 10.07.1991
  • Supplementary area "Gries" (7.6 ha) - resolution: 08.06.2011

With the connection of the "Gries supplementary area" to the redevelopment area, a functional, spatial and creative upgrading of the area as a green space close to the city is to take place.

Focal points of the redevelopment:

  • Creation and redesign of streets, squares and open spaces
  • Modernisation and repair of buildings
  • Elimination of urban structural deficiencies (e.g. gaps between buildings and brownfield sites)
  • Renewal and construction of playgrounds
  • Creation of open spaces close to housing to improve the residential environment
  • Uncovering of properties (deconstruction)
  • Relocation of disruptive businesses
  • Redevelopment area "Gries":
    • Improvement of the quality of stay and the spatial situation at the Gries bridge
    • Renewal / supplementation of the bicycle and pedestrian network
    • Integration of a recreational area with access to the water at the Wiesenbrücke bridge
    • Creation of an attractive green and leisure area for families close to the city centre

In the framework plan "Karl-Liebknecht-Strasse" (resolution 17.04.1996) the redevelopment goals for the area were specified. It forms the basis for the granting of redevelopment permits in accordance with § 144 of the Building Code (BauGB). A framework plan was adopted for the "Gries" supplementary area on 8 June 2011.

  • Area size: 54 ha
  • Redevelopment statute: 29.07.1992
  • Support programme: Urban redevelopment upgrading

The main task is the reactivation of the commercial area, which is close to the city, well developed, but characterised by considerable defects and deficiencies.

Focal points of the redevelopment:

  • Fundamental expansion of the road network with the aim of traffic calming and reduction of through traffic.
  • New settlement of craft and commercial enterprises in the northern part of the area
  • Redevelopment of land belonging to the former gas and combined heat and power plant, remediation of contaminated sites
  • Redevelopment of the industrial monument IMAGINATA transformer station
  • Further development of the area south of Schlachthofstraße into an attractive mixed-use and residential area

The redevelopment goals for the area were specified in the framework plan (resolution 18.12.1996).

With the help of subsidies, the historic centre of "zwätzen" is to be preserved in its village-like structure and strengthened as a residential location. The redevelopment and conversion of the old estate is of great importance for the preservation of the village image.

Focal points of the redevelopment:

  • Preservation of the special character of the village-like, mixed-use areas.
  • Preservation and redevelopment of individual buildings, building ensembles and historical monuments (especially the "Old Manor") that are characteristic of the locality.
  • Strengthening of residential use
  • Improvement of the recreational function of the village squares
  • Upgrading of the street spaces
