B-Am 01.1 In den Fichtlerswiesen (Ammerbach)

The development plan "In den Fichtlerswiesen" was triggered by the existence of a legally binding development plan for the area dating from 1991, which was no longer of interest due to a lack of demand. The area of the development plan is now to be developed predominantly as a residential location instead of the previously planned sports use in order to meet the demand for building plots for small-scale residential construction.

The remaining part of the site is to be made available for the settlement of a scientific research institute, since the space reserves of the adjacent institute area Beutenberg are largely exhausted and further settlement requests of institutes in spatial proximity to the existing institute location are to be expected in the future.

An area of approx. 12,000m² including the necessary parking spaces is planned for the construction of institute buildings. The designation in the B-Plan is as a special area for institutes.

Approx. 30,000m² are designated as general residential areas (WA) or pure residential areas (WR 1 to 7). A small-scale residential development with detached and semi-detached houses is specified.

The central element of the green spaces is the renaturation of the Kleiner Ammerbach within a green corridor that is to extend from west to east.

The development in the planning area has been completed, free plots are no longer available. The designated green spaces and compensatory measures have been implemented (as of January 2014).
